Phase I Environmental Site Assessment
The purpose of Phase I Environmental Site Assessment is to protect both lending institutions and buyers from any possible environmental liability under the scope of federal regulation of Comprehensive Environmental Response, Compensation and Liability Act (CERCLA).
Odelphi's Phase I Environmental Site Assessments are conducted in accordance with either the Standard Practice for Environmental Site Assessments: Phase I Environmental Site Assessment Process (ASTM, E 1527) or tailored to a client's specific needs. Ancillary services sometimes requested by clients and conducted concurrently with a standard Phase I evaluation include:
- Facility structure engineering evaluations
- Underground storage tank (UST) assessments
- Mechanical, electrical and HVAC building inspections
Phase II Environmental Site Assessment
If areas of concern are identified on or off-site during a Phase I assessment, a Phase II field sampling effort which supports the objectives of our client is initiated. A Phase II evaluation typically includes sampling of soil, groundwater, surface waters, or suspected hazardous materials on or off the subject property. Data from the sampling effort is compiled and evaluated to determine the extent of the liability at a site.
